At Birch Stays we are handpicking a selection of boutique holiday homes to complement our existing portfolio to create the collection of the leading holiday homes in each of our chosen locations. We are actively seeking new stays in North Wales, Chester, Peak District, Lake District, Cotswolds and Yorkshire Dales.

As opposed to most agencies, Birch Stays can provide a complete solution to holiday rentals. Our standard service would include booking generation, customer management, interior design, property maintenance, management of cleaners, turnarounds and laundry, integration to our property management platform and online marketing.

We have found this approach to be much more cost effective than employing separate booking agents, property managers and cleaners, and importantly removes the headaches from day-to-day matters.

We do however appreciate that many homeowners have existing arrangements in place with suppliers and therefore we can be fluid with the level of service provided.

To continue our tailored customer service, we are not looking to exceed 20 houses in each collection and therefore each of our houses need to meet our guest’s exacting standards.

We provide our homeowners with the same flexibility and personal level of service as we do to our guests, something that is not possible from national based agencies.

There are no fixed and long contracts, just 1 months’ notice.

Use your own home absolutely whenever you like. We will always work around you and any bookings for your family and friends.

Our service can include all marketing, booking generation, complete guest experience, communications, property, asset maintenance and all aspects of the house preparation turnarounds, which provides the homeowners a complete hands-off management solution.

We would typically complete the majority of maintenance works in house at a fixed rate and if external suppliers are required, their costs are provided directly without any mark ups. As we only manage a limited number of homes that meet our standards, we can ensure all snags, maintenance, reporting and remedying of customer damage are treated with importance and focus they deserve.

We also appreciate you may have existing arrangements in place and therefore we can be fluid with the level of service provided.

As we are homeowners and developers ourselves, we provide our partners with access to a trusted network of consultants such as financial and tax advisors, lawyers, architects, and contractors.

Being holiday home owners ourselves we know the importance of cost mitigation. We can review your current expenditure levels to identify cost savings and cost-effective suppliers.

As we are often purchasing items in bulk for all the homes in our collections, we pass on any savings to our partners directly.

We to know the anguish about cleaning standards and turnarounds. As such all of our homes use a dedicated cleaning app that is focused upon a checklist specific to the home and the homeowners preference and knowledge of the property. Such reports can be issued to the homeowners following each clean and is documented by photos and videos.

Prior to forming our collections we invested heavily in the software that manages and streamlines our operation. This frees up the team to provide the personal touches to both guests and homeowners.

The homeowners benefit from; 24/7 access to real time booking data and notifications, cleaning reports & checklists from each turnaround [such checklists are pre-agreed with the owners], the ability to block own usage directly into the calendars, for our system to control heating devices & hot tubs based on guest arrivals & departures and use of dynamic pricing tools to maximise occupancies and revenue levels.

Our system and software allows us to connect with latest technology and pass on the benefits to our guests and homeowners alike.

As part of our service we provide a full multimedia package, which includes a comprehensive set of professional photographs, videography and even aerial drone footage to present your property in style. The house is promoted via our social media channels, and can be included in any promotions or collaborations for no extra charge.

The commission rates applied are tailored to you and your property. There are no hidden fees, subscriptions or marketing charges.
