You can book directly on the website.

Please enter your dates into the booking calendar on each stay page and follow the booking form.

If you are placing a booking within 8 weeks of the check in date, full payment and all fess will be required.

If you are booking for check in dates further away than 8 weeks, a booking deposit of 20% of the booking value will be required in order to confirm your booking.

We understand that plans change. Depending on how far away from arrival date you are, we may be able to amend, cancel or transfer your booking. Please enquire with us as each individual booking will vary.

Of course. We understand how difficult it can be to coordinate large group and family holidays.

We can normally hold a property for 48 hours.

We will always try and help! We encourage you to request any such requests as soon as possible to allow the maximise time or us to coordinate with the house teams.

If a booking is cancelled less than 60 days before your stay, no paid monies will be refunded. However we will work together to see if we could move your stay or transfer to another one of our properties.

No, all of our properties are supplied with towels, for showering and bathing at the property.

For those visiting the coast and the beach, or who are bringing pets we ask that guests bring plenty of their own beach or pet towels.

The guest may only bring such pets as are booked in by the guest at the time of booking (or advised and invoiced shortly after the booking is made). A charge of £25.00 per dog, per stay (not per night) will be made for up to two pets, which is the maximum number we will allow. We may accept more at Birch Stays discretion, please contact us directly for such requests

All of our properties are luxurious homes that are well-loved and looked after. As a result, owners may take a cautionary deposit to protect from any accidental damage or breakages during your stay.

The security deposit is usually returned in full up to 7 days after checking out. In the event of any deductions from the deposit we will provide you with an itemised bill.

No. We provide our homeowners with the same flexibility and personal level of service as we do to our guests, something that is not possible from national based agencies. here are no fixed and long contracts, just 1 months’ notice.

Use your own home absolutely whenever you like. We will always work around you and any bookings for your family and friends.
