Check-in
From 4:00pm, self check-in.
The Beach House is as close to the sea as a house gets on this stretch of the Kent coast: right on the seafront at Sandgate, the run locals call the Riviera, with steps off the terrace straight onto the sand. Three floors, two balconies and a terrace all facing the water, a wood burner for when the breeze turns cool, and a kitchen and dining table set up to feed a crowd. It sleeps up to 11, and the ground floor closes off as its own apartment, so a big group or two families can share without living in each other's pockets. Sandgate village, with its cafés, antiques and a gastropub, is a short walk along the promenade, and Folkestone to London St Pancras runs in under an hour when you need it. Fair warning: the walk back up from the beach tends to end any conversation about going out.
The Beach House sleeps up to 11 guests across 3 bedrooms, arranged over three floors.
● Bedroom 1 - King
● Bedroom 2 - Double
● Bedroom 3 - Double plus 3 single beds
Two sofa beds and a trundle bed in the living areas take the total capacity to 11. The ground floor can be used as a self-contained apartment.

The Beach House is on the seafront at Sandgate, between Folkestone and Hythe on the Kent coast. Sandgate village is a short walk along the promenade for shops, antiques, cafés and a gastropub. Folkestone town, its Harbour Arm and the Creative Quarter are a couple of miles east. Hythe and the Royal Military Canal are a similar distance the other way.
Further afield, Dover Castle and the white cliffs, Canterbury and its cathedral, and the cobbled streets of Rye all make good day trips, with Whitstable and the north Kent coast within reach for a longer outing. Folkestone to London St Pancras takes under an hour on the high-speed line, and the Channel Tunnel terminal is close by if you fancy a day in France. Distances below are approximate.
We’re selective about what homes make the collection. Every home is vetted and chosen for its design, its setting, and whether it actually delivers when you walk through the door.
We know rounding everyone up takes time. We can hold any property free for 24 hours while you check with the group. No payment, no commitment, no pressure.
Need a private chef for Saturday night? Help adding guests to a booking or choosing between three houses? Want the hot tub turned on? That’s what we’re here for.
