Birthday party houses are perfect for a dinner party, great company and a little celebrating.

Forty is the birthday everyone claims not to value, then plans for eight months. These 40th birthday ideas are the ones that get the right people in one place for long enough to talk properly. Below are 25 of them, from a hot tub weekend for 22 to a quiet dinner for two.

We hear about a lot of these. Since June 2025, we've had 61 conversations with guests planning a 40th, and one in seven of our guests is booking for some kind of occasion. The practical bits at the end (cost per head, when to book, decorations, kids and dogs) come from the questions people actually ask us.

What to do for a 40th birthday: start with the people

Decide who's coming before you decide what you're doing. A 40th for 20 friends needs a spacious house and a long table. A 40th with three families needs bedrooms, a garden and a travel cot. A 40th for someone who hates a fuss needs a good dinner and nobody making a speech.

Most 40ths fall into one of four shapes, and the ideas below are grouped the same way:

●      The weekend away: one house, everyone under the same roof, two or three nights.

●      The party: one big night, with food, music and a cake someone has to carry in.

●      The active one: a mountain, a long walk or a round of golf, then a hot tub.

●      The quiet one: a dinner, a walk and no surprises.

Mix them if you like. Some guests climb a mountain on Saturday, then have a party that night. The hot tub is perfect after the mountain.

40th birthday party ideas

The best 40th birthday party ideas for a rented house use the house itself: a long table, a bar, a games room, a garden with a fire pit. Birthday party houses work best for a dinner party, not a nightclub. Ours are celebration homes, not party venues, so check the house rules on noise before you book the DJ.

Hire a private chef

Nobody wants the birthday person doing the washing up. A private chef cooks, serves and clears, so the 40th gets a dinner rather than a rota. Book one through our experiences page when you book the house, because good chefs get booked on the same Saturdays you do.

Sit everyone at one long table

Some of the best 40th birthday celebration ideas are as simple as everyone sitting down together. Middleham Manor in the Yorkshire Dales sleeps 26 across 13 bedrooms, with a piano, a library and a games room for after pudding. The castle and the market square are within walking distance, if anyone needs air.

Have your own bar

Rhosneigr Hall on Anglesey sleeps 22 across 11 bedrooms and has its own bar, a sauna, a hot tub and a cinema room. The nearest real pub, the Oyster Catcher, is 0.8 miles away. You may not need it.

Write a quiz about the birthday person

Write 40 questions about them, four rounds of ten, and make their oldest friend the quizmaster. Rounds that work: school, terrible first jobs, holidays that went wrong, and 'who said this'. A quiz costs nothing, takes an evening to write and gets more laughs than anything you can hire.

Get a cake worth carrying in

The cake is the one thing every 40th has, so it's worth getting right. For 40th birthday cake ideas, a number cake or a tiered cake with a photo from their first birthday goes down well. The real trick is logistics. Order it to the house for the day you arrive, and ask us first whether the house can take a delivery.

Book a photographer for an hour

Everyone takes photos at a 40th, and nobody is in them together. Hiring a photographer for an hour when everyone is ready gets you the perfect group photo. Do it before dinner, not after.

40th birthday ideas for a weekend away

A weekend away is the 40th birthday idea we see most, and for good reason. It solves the hardest problem, which is getting everyone together for longer than four hours. Two nights is the usual minimum at our bigger houses, and nearly half of all our stays start on a Friday.

Book one spacious house for everyone

The simplest version of a 40th birthday weekend away is one house, everyone in it, and nobody driving home. Bodorgan Inn on Anglesey used to be a pub and still has the bar to prove it. It sleeps 22 across 10 bedrooms, with a hot tub, a cinema room, a darts board and a pool table for settling arguments.

Get the hot tub and the fire pit

Toadsmoor House is a Victorian house in the Toadsmoor Valley near Stroud, sleeping 21 across 7 bedrooms. The hot tub uses wood for heat, there's a fire pit for evenings, and a pub is nearby. Stroud is 4 miles off, for anything the pub can't help with.

Go to the coast

The Pines is at Bull Bay on Anglesey's north coast and sleeps 19 across 7 bedrooms. A hot tub, a fire pit, and an enclosed garden are available, which are more important than you might realise if the 40th birthday celebration includes a dog. A cold-water dip on the Saturday morning is optional, and quietly encouraged.

Keep the Sunday night

Checkout at the UK houses in this post is 10am, which is early after a 40th. Five of those 61 conversations about a 40th asked about a later checkout or an extra night. If the house is free on the Sunday, that extra night is often the best money you'll spend all weekend. Ask when you book, not at midnight on Saturday.

Two or three families, one house

A 40th with children still counts. It just starts earlier. Almost a third of our 40th birthday conversations mention children coming too. Look for a travel cot and highchair on the listing, an enclosed garden, and enough bedrooms that the adults get a door that shuts.

A girls' weekend that isn't a hen

Plenty of 40th birthday ideas for women assume you want a sash and an inflatable. More than one 40th query we've had opens with 'we're not a hen'. Wordsworth Hall in Cockermouth is a Grade II-listed church hall and old schoolhouse that sleeps 20 across 7 bedrooms, with a hot tub and a bar. Good food, a long walk, a long lie-in. That's the plan.

Take it to the Alps

For 40th birthday trip ideas that go further, a chalet in the Alps does the same job as a spacious house, with mountains thrown in. Reflet des Cimes, just outside Les Houches in the Chamonix valley, sleeps 26 across 12 bedrooms, with a hot tub and a sauna. Fair warning: it has a 7-night minimum, so this is a week, not a weekend. The rest of our chalets are on the ski chalets page.

40th birthday ideas for her

Good 40th birthday ideas for her start with what she'd pick herself, not what a gift website thinks women want at 40. Her best friend will know better than the internet. If she loves her favourite people, a hot tub, and no responsibilities, these ideas will assist her.

A spa weekend without leaving the house

The Old Vicarage in Cheshire sleeps 18 across 8 bedrooms and has an indoor pool, a spa suite, a hot tub and a cinema room. They welcome small celebrations there, and hens and stags are by request only, which tells you the kind of weekend it was built for. If you'd like spa treatments, ask when you book the house, because therapists in rural Cheshire don't multiply on a Saturday.

A yoga morning before the long lunch

A yoga session on the Saturday morning is a kind way to follow the Friday night. The Old Vicarage has a yoga room. There's a book with local yoga teachers, coaches, and chefs. Ask about it when you book. You will feel like you earned the long lunch afterwards.

Plan a weekend with a surprise

A 40th birthday party requires one rule: one person is fully informed, while everyone else is kept in the dark. Four of our 61 conversations about a 40th included a surprising element. Book under your own name, get the guests in for the 4pm check-in, and send the birthday person on a long walk until the car pulls up.

Every part of her life in one house

Her 40th birthday ideas don't need to be complicated. Invite the school friends, the work friends and the ones from the antenatal class, and give them two nights to work out what they have in common (her). A house with a spacious kitchen does the introductions for you.

40th birthday ideas for him

Most 40th birthday ideas for men online involve either a challenge or a pub. We're not going to argue, as long as it's in that order. The two mountains below are the ones our guests mention when they tell us their 40th plans, and they work just as well for her.

Climb Yr Wyddfa (Snowdon)

Yr Wyddfa is Wales's highest mountain at 1,085 metres, with six main paths to the top. The Llanberis Path is the usual first-timer's route at 9 miles, and Visit Wales puts the round trip at 6 to 8 hours. Pen y Pass car park is pre-book only for most of the year, so sort parking before the birthday, not on it.

Not everyone in a birthday group wants to walk, and that's fine. The Snowdon Mountain Railway runs 4.7 miles from Llanberis to the summit, so the walkers and the non-walkers can meet at the top. Important information: The café opens with the railway, it's the only toilet, and the water isn't drinkable. Carry more water than you think you need.

Stay on Anglesey afterwards, at Bodorgan Inn or The Pines, and let the hot tub deal with the legs.

Take on the Yorkshire Three Peaks

Pen-y-ghent, Whernside and Ingleborough add to about 24 miles and 5,200ft of climbing, traditionally done in under 12 hours from Horton-in-Ribblesdale. A Three Peaks 40th is a proper day out. The Yorkshire Dales has the houses to recover in, including Middleham Manor and its 13 bedrooms.

Book a golf weekend

One 40th enquiry asked whether we knew any private chefs and whether there were golf clubs nearby. Good questions, both. If golf is the point of the weekend, start with our golf villas, then book the chef.

How to celebrate a 40th birthday if they hate a fuss

To celebrate a 40th birthday for someone who hates a fuss, keep it small, keep it outdoors and keep the speeches to zero. A long walk, a good lunch and a house with a fire will mean more to them than a room full of balloons and 30 people singing.

A long walk and a pub lunch

Pick a walk with a pub at the end and book the table before you set off. Toadsmoor House has The Ship Inn half a mile from the door, which is about the right distance for a birthday walk if the birthday is yours.

A weekend with no plan

Some people want their 40th to be two nights somewhere lovely with nothing on the plan. Book a smaller house, buy good bread, and let them potter about. The only rule is that nobody mentions checkout.

Dinner for two, then a night away

If it's just the two of you for the 40th, reserve a fancy restaurant and plan a getaway with a hot tub. One nightly price, two people, and nobody else's washing up.

Give the weekend as the present

Most 40th birthday gift ideas end up in a drawer. A weekend away doesn't. Book the house, put the details in a card, and let the whole family chip in. Most of the houses in this post take a 30% deposit to book, so the rest can come later.

Can you bring children and dogs to a 40th birthday weekend?

Yes, at most of the houses in this post, and plenty of 40ths do. Almost a third of our 40th birthday conversations mention children coming. Bodorgan Inn, The Pines, and Toadsmoor House all list a travel cot and highchair, and each accommodates up to two dogs.

Dogs come with a pet fee, and the amount varies by house, so check the listing before you book. For more homes that welcome them, see our dog friendly cottages.

A house with a cinema room helps on the Saturday night. Bodorgan Inn and Rhosneigr Hall both have one, so the children can watch a film while the adults eat.

How much does a 40th birthday weekend away cost per person?

A 40th birthday weekend away in a spacious house usually costs £3,000 to £5,000 for the whole house, based on milestone and celebration bookings with us. Split between 16 people over two nights, it's about £94 to £156 each per night. The house has a kitchen, garden, and a table for everyone.

A few things move that number:

  • Headcount. The more of you, the lower the per-head figure. The same £3,000 to £5,000 split between 20 people over two nights comes to £75 to £125 each per night. Fill the beds.
  • Dates. Friday and Saturday nights are the most booked, and nearly half of all our stays start on a Friday.
  • Extras. A private chef, a later checkout and, at some houses, hot tub hire. Budget for them up front, not on the day.
  • Deposit. Most of the houses in this post take 30% to book, with the balance due later.

Where to go for a 40th birthday in the UK

The best places to go for a 40th birthday in the UK are the ones with spacious houses within a few hours of everyone you're inviting. For a 40th, we'd look at Anglesey and North Wales, the Cotswolds, the Lake District, the Yorkshire Dales and Cheshire. Pick somewhere central to the guest list, not the furthest corner.

Anglesey and North Wales:

Craig Y Don (sleeps 20), Rhosneigr Hall (sleeps 22) and Bodorgan Inn (sleeps 22), with beaches for the morning after and Yr Wyddfa across the Menai Strait.

The Cotswolds:

Chipping Retreat (sleeps 10), near Chipping Campden, with that Cedar sauna.

The Lake District:

Wordsworth Hall in Cockermouth (sleeps 20) and Kirkstone Summit (sleeps 22), a 15th-century building at the highest point of Kirkstone Pass.

The Yorkshire Dales:

Middleham Manor (sleeps 26), for the Three Peaks crowd. Carden Laithe (sleeps 12), in Skipton and has a wood fired hot tub.

Cheshire:

The Old Vicarage (sleeps 18), with the indoor pool.

You'll find more big houses for birthdays on our celebrations page.

Plan a 40th in five steps

  1. Agree the date with the birthday person's partner or best friend first. Everyone else fits around them.
  2. Count heads honestly, then look at houses that sleep a couple more than that. Numbers creep up.
  3. Book the house six to eight months out and pay the deposit.
  4. Book the extras (chef, cake delivery, early check-in) when you book the house, not the week before.
  5. Send everyone one message with the address, the 4pm check-in time and who's bringing what.

After that, it's mostly a case of turning up. Possibly with a short speech. Short being the key word.

Each, per night, for 16 of you

A whole house at £3,000 to £5,000 for two nights, split 16 ways. Fill the beds and it drops further.
