Party houses to rent are whole homes let to one group for a birthday, hen weekend, anniversary or reunion. Birch Stays has 139 of them across the UK, from cottages for eight to halls that sleep 50, with most sleeping 12 to 30. As large group accommodation goes, they are in Anglesey, North Wales, the Cotswolds, the Yorkshire Dales, the Peak District, the Midlands and Scotland. Every one is yours alone for the stay. Most are pet friendly and most have a hot tub.
Which homes, and where
The size of the group decides the home, and the occasion decides where. A 40th birthday celebration with friends wants a hot tub and a pub within walking distance. A 70th with three generations wants bedrooms on the ground floor and a table that seats everyone at once. These are the largest houses to rent in the UK with us, by region.

Below 19, there are another forty or so large holiday houses to rent sleeping 12 to 18, most with a hot tub. They differ in size, not in standard.
Large group accommodation: what the big houses have
Accommodation for large groups comes down to two things. First, enough bedrooms for the group you actually have. This means beds that can be a super king one weekend and two singles the next, so four couples and three teenagers fit without anyone on a sofa.
Second, enough to do at the house, because a group of 20 does not want to drive anywhere once it has arrived. That means a games room for the ones who want a tournament, a hot tub for the ones who don't, a pool if you can get one.
Across the homes on this page: 83 have a hot tub, 50 have a games room, 35 have a pool, 49 have a bedroom on the ground floor, 33 have a car charger, 20 have a sauna or spa room and 14 have a gym or tennis court. Nearly all have a log burner and a dining table for the full sleeps number. Every listing shows the bed layout room by room and the bathroom count next to it, because a hall for 30 with two bathrooms is a queue, not a holiday.

Dinner, cooked by someone else.
A vetted private chef through our partner Yhangry, at every home: they shop, cook and clear up, and nobody draws the short straw. For 20 that is usually one big night rather than the whole weekend. Cocktail classes and cooking classes come to the house too, and on Anglesey The Tipsy Trailer, a converted horse trailer, serves cocktails and local Bragdy Mona beer in the garden.

Love Pamper Company bring over 30 treatments to the property nationwide, from £20 a person: massages, facials, manicures, hot stone. They set up wherever there is room, for one person or the whole hen.
What we can arrange for a group
Something to do on the Saturday afternoon.
My Event Concierge run hosted activities at the house from £30 a person: murder mystery, casino night, silent disco, archery, axe throwing, bubble football, laser clay shooting and an adult sports day with a tug of war. On Anglesey, Birch guests get 10% off at Anglesey Pursuits for archery, climbing and segways. Elsewhere: kayaking and paddleboarding at the coast, boat trips, golf tee times for the few who want to leave the rest behind, wreath making from October to January.
The boring things.
Travel cots, high chairs and stair gates delivered and set up before you arrive. A hot tub hired in at homes with the space for one. Mid-stay housekeeping if the kitchen needs resetting halfway through. Taxis arranged for the night out, so the designated driver debate waits for another trip.
Hen party houses
A hen weekend has its own arithmetic: twelve to twenty people, two or three nights, a hot tub, and a kitchen that can feed everyone at once.

Birthdays, anniversaries, reunions and Christmas
One in seven of our bookings is for an occasion. Milestone birthdays want a hot tub and one long table. Anniversaries and 70ths want ground-floor bedrooms (Huntsman Villa has two, one with its own shower room) and somewhere the grandchildren can be loud. Reunions want bedrooms that split evenly between families and a games room to settle the argument about who got the better one.
Houses sleeping 20 or more go for Christmas and New Year months ahead; the Christmas collection shows what is left. Tell us the occasion when you book and we put it on the file; it changes what we check before you arrive.
Large houses to rent for a weekend
Most of the big houses take a two-night or three-night minimum stay, and the minimum rises over bank holidays, Christmas and New Year. Friday to Sunday is the most searched and the hardest to get. Friday to Monday or a Thursday start is far easier, and often cheaper per night. The calendar shows the minimum for your dates before you pay anything.
Party houses for one night
We don't do one-night party lets. Nearly every home on this page has a two-night minimum and the largest have three, because a house that sleeps 20 takes a full day to turn around. "Cheap" depends on who is paying: a hall's nightly rate split 22 ways usually lands near a motorway hotel, with a hot tub and your own kitchen thrown in.
The questions every group asks
Can the beds be split into singles?
Most doubles in the big houses are zip-and-link, so a room can be a super king or two singles. The listing's bedroom list says which; tell us the configuration you need when you book and it is made up before you arrive.
What if the party has grown since we booked?
Up to the sleeps number, fine; just tell us. Beyond it, no, and not with a sofa bed either. The number is the number of people the house, the septic tank and the insurance are set up for.
What if someone can't do stairs?
49 of these homes have a ground-floor bedroom; the filter finds them. Ask about the bathroom too, because a downstairs bedroom with the shower upstairs solves nothing.
Do you have cots and high chairs for babies and toddlers?
Travel cots and high chairs are at most homes and don't count towards the sleeps number. Ask for them when you book and say how many. Stair gates are rarer; the listing says if there is one.
How many cars can we park, and can we charge them?
A group of 20 arrives in six cars. Each listing states how many fit on the drive and where the overflow goes; 33 homes have a car charger.
Is there a BBQ or fire pit?
Most homes have a BBQ, a few have a pizza oven or fire pit, and the listing says whether the BBQ is gas or charcoal. Bring your own charcoal.
Is the wifi good enough for 20 people?
Every home has it and the listing gives the speed, which matters when 20 phones arrive at once.
What it costs
You pay for the house per night, not per person, so the sum that matters is the nightly rate divided by the group. A house for 20 at a few hundred pounds a night is less per head than a budget hotel room, and a hall for 30 at four figures is still under £100 each. Every listing shows its from-price and the exact rate for your dates. Weekends and school holidays cost more than midweek. You pay a deposit to book and the balance nearer the stay; the schedule shows at checkout before you commit.
