Choose the cottage that fits your getaway

Different trips call for different spaces. A quiet two-person cottage with a private hot tub can be ideal for anniversaries, birthdays, proposals, or simply time away from daily routines. A larger holiday home may work better for families, friends, or multi-generational stays where shared meals and flexible bedrooms matter as much as the hot tub.

Use the cottage features to match the mood of your break, not just the number of guests. If your ideal weekend is slow and romantic, look for cosy interiors, outdoor privacy, and nearby places for dinner or walks. If you are travelling with children, pets, or a group, think about parking, bathrooms, garden space, kitchen size, and whether a pool or games room would make the stay smoother.

Popular getaway types include:

●      Romantic breaks: compact cottages with private hot tubs, peaceful outdoor areas, and cosy living spaces for relaxed evenings in.

●      Family holidays: holiday cottages with hot tubs, practical kitchens, flexible bedrooms, and outdoor space for easy downtime between activities.

●      Group escapes: larger hot tub rentals with generous dining areas, multiple bathrooms, and social spaces that keep everyone comfortable.

●      Luxury hot tub stays: stylish cottages with premium interiors, scenic settings, spacious tubs, and thoughtful finishing touches.

●      Wellness-focused weekends: quiet locations close to walking routes, beaches, forests, or countryside where the pace naturally slows.

●      All-weather retreats: cottages with pools, covered outdoor areas, log burners, or comfortable lounges for relaxing whatever the forecast brings.

Spacious cottages with hot tubs: 12 houses for large groups

Large cottages with hot tubs solve the oldest problem in group holidays and staycation breaks: what everyone does between dinner and bed. A large cottage with a hot tub is a whole house for 12 or more people, with a tub outside that belongs to your group for the stay. Below are 12 Birch Stays houses that do it well, from Anglesey to the Lake District, for groups of friends and family, each with its honest catch.

We've sorted them by group size, because that decides everything else. A tub that fits 12 people becomes crowded with 22, so bigger houses usually have two tubs, a pool, or both. Prices lower down come from our live calendar and are split per head, because that's how a group pays.

For 12 to 16 guests: one good tub

Hilltop House, Yorkshire Dales (sleeps 12)

Hilltop House is a Grade II listed house built in 1610 on the edge of Starbotton, sleeping 12 across six bedrooms, with an annex. The hot tub sits in the garden, private to your group, looking out over the Dales. Worth knowing: four bathrooms for 12 people, so stagger the morning showers.

Carden Laithe, Skipton (sleeps 12)

Carden Laithe is a barn conversion 1.4 miles from Skipton, inside the Yorkshire Dales National Park, with five bedrooms and six bathrooms for 12. That's more bathrooms than bedrooms, which ends most arguments before breakfast. The hot tub is wood-fired, in one of two private gardens with a fire pit and sunken seating. Someone has to light it and keep it fed, so start in the afternoon.

Tan Y Fron, Red Wharf Bay (sleeps 16)

Tan Y Fron is a seven-bedroom house above the beach at Red Wharf Bay on Anglesey, renovated around the view, with folding doors and big windows facing the water. The private hot tub (or jacuzzi, as one of your group will insist on calling it) seats eight and looks across the bay. Sixteen guests and eight seats is simple maths: you'll take turns.

Telford House, Menai Strait (sleeps 16)

Telford House is a period manor on the Bangor side of the Menai Strait, with six bedrooms for 16. The hot tub is on the deck facing the water, there's a log fire for later, and Dylan's in Menai Bridge is 0.4 miles away for the night nobody wants to cook. Pets are welcome. The catch: four bathrooms for 16 needs a rota.

Skyfall, Eskdale (sleeps 16)

Skyfall is an eight-bedroom house in Eskdale, in the quieter western Lake District, with a bathroom for every bedroom and two hot tubs. Two tubs for 16 is the right ratio. The Boot Inn is 0.6 miles away, and the double-sided log burner and cinema room cover the evenings it rains.

For 17 to 22 guests: two tubs or a big garden

The Pines, Bull Bay (sleeps 19)

The Pines is two houses, The Coach House and The Cottage, in the same pine-lined grounds at Bull Bay on Anglesey, booked together for up to 19. We renovated both in 2021. There are two hot tubs, gardens to spread into and the beach a short walk away, and dogs are welcome. Two houses also means two kitchens, so decide early whose is the party one.

Toadsmoor House, Cotswolds (sleeps 21)

Toadsmoor House is a Victorian house in the wooded Toadsmoor Valley, 4 miles from Stroud, sleeping 21 across seven bedrooms after a full refurbishment. The wood-fired hot tub sits in a walled garden with a fire pit, and The Ship Inn is half a mile down the road. One dining table seats the whole party, so nobody gets the kids' table.

Bodorgan Inn, Anglesey (sleeps 22)

Bodorgan Inn was the village pub and still is, with a private bar, games room, cinema, and ten bedrooms for up to 22 guests. The hot tub is on the decking outside, and there's parking for 15 cars in the grounds. It's one of the easiest places we know to accommodate a large group, mostly because nobody has to find a pub that seats 22.

Kirkstone Summit, Lake District (sleeps 22)

Kirkstone Summit is a 15th-century building at the top of Kirkstone Pass. It has nine bedrooms with private bathrooms and can accommodate 22 guests. The place offers views of Windermere. Twin hot tubs, a 12-person barrel sauna, and a private casino are available for when the cloud comes down. Worth knowing: Penrith is 15 miles away, so do the major shopping before you climb the pass.

For 24 guests and up: pool, sauna and a hot tub

Wildboar Manor, Peak District (sleeps 30)

Wildboar Manor is an 11-bedroom manor in the Peak District National Park, 3.2 miles from Macclesfield, with 11 bathrooms for 30 guests. The hot tub is wood-fired, and there's a private indoor pool and a yoga studio, which makes it the pick for a wellness weekend that still ends in a party. Dogs are welcome too. See our Peak District holiday lets for smaller options nearby.

The Manor, Ruthin (sleeps 30)

The Manor is an 11-bedroom house 2.5 miles from Ruthin in North Wales, sleeping 30. The hot tub is up on the hillside with countryside views, and inside there's a heated pool with a separate children's section and a sauna. Parking takes around 30 cars and there's an EV charger. The catch: eight bathrooms for 30 means a morning queue, so swim first.

Plas y Mor, Rhos on Sea (sleeps 34)

Plas y Mor is the biggest house on this list: 13 bedrooms and 12 bathrooms for 34 guests, 0.2 miles from Rhos on Sea. The hot tub is indoors, in a heated pool complex with a children's pool and a sauna, so it works in January as well as July. There's also a cave bar, an arcade-machine games room and a baby grand piano, should anyone admit to playing.

How much does a large cottage with a hot tub cost per person?

Less than you'd guess, once it's split. On our calendar for November 2026 to March 2027, The Pines starts at £680 a night for 19 guests, about £36 each, and Bodorgan Inn starts at £950 a night for 22, about £43 each.

Lowest nightly prices for November 2026 to March 2027, split per head:

  • The Pines: from £680 a night for 19, about £36 each
  • Toadsmoor House: from £750 a night for 21, about £36 each
  • Telford House: from £650 a night for 16, about £41 each
  • Bodorgan Inn: from £950 a night for 22, about £43 each
  • Plas y Mor: from £2,852 a night for 34, about £84 each

Minimum stays are two nights, prices move with the dates, and some houses add a cleaning fee, so check the live calendar before you get the group's hopes up.

Will the whole group fit in the hot tub?

Not usually all at once. Tan Y Fron's private tub seats eight, and that's at a house sleeping 16. For bigger groups, choose a house with two tubs, such as Skyfall, The Pines or Kirkstone Summit, or one with a pool to share the load, like Plas y Mor, The Manor or Wildboar Manor.

Taking turns is less of a hardship than it sounds. Half the group in the tub, half round the fire pit, swap at half time. Someone will appoint themselves referee.

Is the hot tub private to our group?

Yes. When you book a whole house, the hot tub comes with it, so there's no spa timetable and no sharing with the lodge next door. Tan Y Fron's and Hilltop House's listings spell it out, and The Pines gives you two tubs for two houses. Group accommodation with a hot tub should mean exactly that.

Are holiday hot tubs safe?

Yes, when they're run properly. Hot tubs run by a business, holiday rentals included, come under the Health and Safety Executive's spa pool guidance, which puts water treatment and testing on the operator, not the guest. Your part is simple: read the house rules for the tub, keep glass out and supervise children.

The hot tub question we hear most often is whether it'll be working. If one of ours is out of action, we tell you before you travel, with options, rather than letting you find out on the deck in your swimsuit.

Find your ideal hot tub stay

Your next break does not need to be complicated to feel special. Start with the type of stay you want, choose the details that will make it comfortable, and look for a cottage that gives you space to slow down properly. Whether you are searching for cottages with hot tubs for two, family-friendly holiday cottages with hot tubs, cottages with pools, or a luxury hot tub retreat, the right stay should make relaxing feel easy.

Make your shortlist, compare the features that matter, and take the next step while your preferred dates are in mind. A warm soak, a quiet evening, and a cottage that feels like yours for a few days could be closer than you think.
